R700 wifi speed / link speed

Question

Hi all
I just got a new R700 and I am wondering if I am missing any setting for 5G wireless as my phone is showing link speed 54 mbps sitting next to the AP. The speed in "Speedtest" app is always around 22mbps.
The Velop I want to replace (I have 4 Velop nodes and still have wireless issues from time to time hence want to try the R700) is showing a 200 mbps connection on my phone and I get 60-70mbps speed tested with the same app.
I changed channels and width but whatever I try I always get 54mbps link.
I have about 10 wireless devices hence wanting better wifi and I thought this AP (considering the price and made for enterprise) would be much better than the Velop system.

Try another 5g channel, 149,151,157,161 and do you see a difference?
With just one AP, it won't automatically change to a better channel when there's interference.

I cannot select WPA2 for some reason
I also get around 20mbps for 2.4 Ghz which is fine but not sure what is happening with 5 Ghz
