I'd heavily recommend that you setup a main SSID which is broadcasting on 2.4/5 dual and have a separate SSID (maybe called $SSID-5) which just broadcasts on 5ghz. This will help narrow down the problems you are having and means you can have an always-fast network. Clients choose themselves if they want to use 2.4 or 5 and often make bad decisions. The AP can 'encourage' them to move but cannot force. Have you tried changing the channel width? Whats it currently set to? What devices are you testing these speeds with?
Ruckus R510 Slowness - My topology Comcast Xfinity X1 router with 1Gbps service, measuring 850Mbps as the output. This goes to a Rucker switch C12P, and the output there is 825Mbps. However, coming out of the 2 APs, even with AP to AP speedtest, its only 400Mbps. At remote location in my house, i am only getting 40Mbps. Troubleshooting with Lennar Home network specialist, everything pointed back to the 2 APs, Ruckus R510 Unleashed. What was the last known working FW version that supported full-duplex speedtest with results near max speed ~800Mbps+?

We took the APs, directly to the Switch, which is hardwired to the Comcast Modem/Router. Disabled the WiFi SSID on the router. version of FMW I am running on Ruckus Unleashed R510 now is: Current firmware version: 200.7.10.102.64
I dont believe we have a noise or RF issue. more like fwm version or configuration.

interesting, so you're having a bandwidth problem while connecting through eth1 as well? Are you by chance using a local IPERF3 server to help you? My thought here is that you'll need whoever owns the APs(owns the support entitlement) to set up a case with support directly.

Yes, Eth1 straight to the Switch, no issue. 825Mbps. We already opened a case with Ruckus.
We just downgraded to older version: R510_200.6.10.1.312.bl7
No, we are not using local IPERF3 server at all.
and wifi speedtest coming off of the Ruckus APs, doubled. However, AP-2-AP still hovering at 425Mbps.
The excercise of downgrading to an older fmw doubled our speedtest on WiFi, leads me to think this is a purely firmware issue.

The only problem is the older firmware comes with a known bug of range fluctuations... So, now I am getting anywhere between 40Mbps-400Mbps in the main area of the house. Latest firmware was 40Mbps-170Mbps

In general, i've been fighting this issue for the past 6 months(since May) since I moved into my new smart home. Being a software & electronics person myself, working in the high tech industry for 32 years, i do not have a warm and fuzzy on this product. I do not recommend this product to anyone, the way it was thrown into the market unreliable and full of bug. I wish they address these issues, of bandwidth, range and stability in new firmware soon.... I just wish they would give me the latest and greatest product to drop in place of the R510 Unleashed, since they put a faulty designed devices in my new house... I've spent endless hours, and now with Lennar Network specialist, i am confidence to say this is a truly fault-fully designed product.

This seems about right. According to the specs, it should get theoretically 867 Mbps. This assumes a Wave 2 device capable of utilizing 80 Mhz channelization on 5ghz.

https://www.ruckuswireless.com/products/access-points/ruckus-indoor/ruckus-r510

When it comes to WiFi, take the spec, cut it in half and generally you'll get your real life throughput. Sure there might be Firmware issue, but... this seems normal.
Are you sure you are using 5ghz on all your devices? Maybe try disabling 2.4 so you are getting a more isolated test.
